Boundary Surveys & Lot Splits
- This type is generally used by home owners to define property boundaries before making permanent improvements to the property or when in dispute over property lines.
- Establish property corners, set necessary monumentation, write legal description, and create plat drawing.
- All surveys meet the "Minimum Standards for Boundary Surveys in the State of Ohio" as defined in the Ohio Administrative Code, Chapter 4733-37.
Topographic Surveys
- This type is generally requested by a residential or commercial property owner considering building or before making improvements such as, but not limited to, additions, landscaping, drainage plans, or parking lots.
- Locate land features ie. buildings, trees, drives, ditches, utilities, ponds, brush rows, etc... Establish the U.S.G.S. elevation of the existing parcel. Create plat drawing showing ground elevations, contour lines, and drainage of property.
Mortgage Location Surveys
- This type is generally ordered by a title company or lender for the purchase or refinance of a residential or commercial property.
- Locate and measure existing structures as to the property lines. Create sketch showing parcel including easements, encroachments, etc
- All mortgage location surveys meet the "Minimum Standards for Mortgage Location Surveys in the State of Ohio" as defined in the Ohio Administrative Code, Chapter 4733-3.
Construction Layout Staking
- Layout staking includes, but not limited to: Houses, Buildings, Roads, Sanitary and Storm Sewers, Drainage, Waterlines, and Parking lots.
Subdivision Plats
- The primary purpose of a subdivision plat is to take a large or small parcel of land and divide it into smaller parcels of land. The creation of a subdivision usually takes place under the jurisdiction of a local governing agency, which will have a review process and a set of guidelines to be met. The surveyor's involvement in this process begins with a boundary survey of the overall parcel to ensure that design elements and lot creation occurs entirely within the boundaries of the parcel.
Flood Elevation Surveys
- Locate U.S.G.S. benchmark.
- Gather elevation data for the requested structure.
- Complete a Flood Elevation Certificate.
A.L.T.A / A.C.S.M. Land Title Surveys
- This type must meet stringent requirements as developed by a joint effort of the American Land Title Association and the American Congress on Surveying and Mapping. The ALTA standards are a nationwide uniform set of standards. The survey is specifically designed to satisfy the needs of lenders, corporations, and title companies when dealing with valuable commercial properties.
LOMA (Letter of Map Admendment)
- An amendment to the currently effective FEMA map which establishes that a property and/or structure is not located in a Special Flood Hazard Area (SFHA). A LOMA is issued only by FEMA.
