The Planning Board is an independent body comprised of appointed members by the Town Board. The Board’s review powers are conferred, and also limited, by a statutory framework of state laws and the Town’s zoning ordinance. Virtually all new development within the town, whether residential or commercial subdivision maps and/or site plan proposals are subject to the Board’s review and approval. Procedurally, such development proposals or applications are subject to a public hearing, conducted by the Board, which provides an opportunity for neighbors, Town residents and other members of the community to fully comment on the development proposal.
